Incentive Plan Filter Options

The Incentive Plan builder includes a variety of Filter options that determine what loans will be paid on by an Incentive Plan. This article details each of the options available, and how they work together.

 

Filters Overview

Filters in Incentive Plans operate in the order the sections are listed, from top to bottom. This means that the "Volume Generated by" applies first, and the outcome of the filtered loans is then passed to the "Include" section, and so on.

 

The sections include:

  1. Volume Generated By: Determines the initial "pool" of loans considered by the plan. If a loan meets any of the items listed here, it is added to the pool. This pool of loans is then sent to "Include".

  2. Include loans that meet all selected criteria: From the initial pool of loans, this determines which are to be included for consideration by the plan. If a loan meets ALL of the criteria selected here, it is included for consideration. Any others that do not meet all selected criteria are removed. The updated pool of loans is then sent to "Exclude".

  3. Exclude loans that meet any criteria: From the "Include" pool of loans, this section then excludes loans that meet any selected criteria. If a loan meets ANY of the criteria selected here, it is removed from the loan pool. Once this is done, the remaining loans are what will be considered by the Incentive Plan. NOTE: You can exclude loans that meet chosen criteria from being considered for compensation, tier units, tier volume, or any combination of the three. This enables you to build plans that use certain loans to determine tier levels without also paying on those loans, among other options.

 

Filter Options List

The following is a list of all filter criteria options, grouped by the section they are available in.

Volume Generated By

When an option is selected in this section, loans that fit that criteria are added to the initial loan pool.

 

  • Branch:

    • Description: Adds loans from the selected branches.

    • Selection: Branches

  • Employee + Assignment:

    • Description: Adds loans where a selected user is in a selected assignment on that loan.

    • Selections: Employees

    • Combined With: Loan Assignments

  • Master Branch:

    • Description: Adds loans in the chosen master branches, or in any sub-branches that report to a selected master branch.

    • Selection: Branches

  • My Branch:

    • Description: Adds loans that are in the same branch as the user assigned this plan.

    • Selection: N/A

  • My Company:

    • Description: Adds loans that are in the same company as the user assigned this plan.

    • Selection: N/A

  • My Loans + Assignment:

    • Description: Adds loans where the user assigned this plan is a selected loan assignment.

    • Selection: N/A.

    • Combined With: Loan Assignments

  • My Master Branch:

    • Description: Adds loans that are either in the same branch as the user assigned this plan, or in one of the sub-branches of that branch.

    • Selection: N/A

  • My Region:

    • Description: Adds loans that are in the same region as the user assigned this plan.

    • Selection: N/A

  • My Relationship + Assignment:

    • Description: Adds loans if they have someone in a selected loan assignment who has a relationship of a selected type with the user assigned the plan.

    • Selection: Relationships with the user assigned this plan

    • Additional Option: Include Indirect Relationships

    • Combined With: Loan Assignments

  • Region:

    • Description: Adds loans that are in one of the selected regions

    • Selection: Regions

Include loans that meet all selected criteria

Using the loan pool created in the Volume Generated By section, this section of filters applies next. A loan must meet all criteria selected in this section to be included in the loan pool going forward.

 

  • Assignment:

    • Description: Loans must have at least one selected loan assignment.

    • Selection: Loan Assignments

  • Assignment + Job Position:

    • Description: Loans must have at least one selected loan assignment where the user in that loan assignment is in one of the selected job positions.

    • Selection: Loan Assignments

    • Combined With: Job Positions

  • Broker:

    • Description: Loans must have one of the selected brokers.

    • Selection: Brokers

    • Note: Broker data is brought in from loan files.

  • Builder:

    • Description: Loans must have one of the selected builders.

    • Selection: Builders

    • Note: Builder data is brought in from loan files.

  • Channel:

    • Description: Loans must be in one of the selected channels.

    • Selection: Channels

  • Employee + Assignment:

    • Description: Loans must have one of the selected employees in one of the selected loan assignments.

    • Selection: Employees

    • Combined With: Loan Assignments

  • Employee Loan:

    • Description: Loans must match the employee loan option set here.

    • Selection: "Yes", "No"

  • FTHB Lien Position:

    • Description: Loans must be from a first-time homebuyer and match one of the selected lien positions.

    • Selection: Lien positions for first-time homebuyers

    • Note: Includes the option "Not a First-Time Home Buyer" to include loans that are not for first-time home buyers.

  • Investor:

    • Description: Loans must have one of the selected investors.

    • Selection: Investors

    • Note: Investor data is brought in from loan files.

  • Lender:

    • Description: Loans must have one of the selected lenders.

    • Selection: Lenders

    • Note: Lender data is brought in from loan files.

  • Lien Position:

    • Description: Loans must be one of the selected lien positions.

    • Selection: Lien positions

  • Line of Business:

    • Description: Loans must be for one of the selected lines of business.

    • Selection: "Automobile", "Commercial", "Mortgage", "Other", "Small Business"

  • Loan Source:

    • Description: Loans must be from one of the selected loan sources.

    • Selection: Loan Sources

  • Loan Type:

    • Description: Loans must be one of the selected loan types.

    • Selection: Loan Types

  • My Loans + Assignment:

    • Description: Loans must have the user assigned this plan in one of the selected loan assignments.

    • Selection: N/A

    • Combined With: Loan Assignments

  • Occupancy Type:

    • Description: Loans must match one of the selected occupancy types.

    • Selection: "Investment Property", "Owner Occupied", "Second Home"

  • Partner:

    • Description: Loans must be from one of the selected partners.

    • Selection: Partners

    • Note: Partner data is brought in from loan files.

  • Product:

    • Description: Loans must match one of the selected products.

    • Selection: Loan Products

    • Note: These are brought in from loan files, and each product is tied to a specific loan type. Refer to Set Product Loan Types.

  • Property MSA:

    • Description: Loans must be for property in one of the selected metropolitan statistical areas (MSAs).

    • Selection: United States MSAs

  • Property State:

    • Description: Loans must be for property in one of the selected states.

    • Selection: States

  • Purpose:

    • Description: Loans must be for a selected purpose.

    • Selection: "Construction", "Modification", "Other", "Purchase", "Refinance"

  • Servicer:

    • Description: Loans must have one of the selected servicers.

    • Selection: Loan Servicers

    • Note: Servicer data is brought in from loan files.

Exclude loans that meet any criteria

Using the loan pool after the Include section, this section applies last. If a loan meets any criteria in this section, it is excluded from the final loan pool. Loans can be excluded from compensation, tier units calculation, tier volume calculation, or any combination of the three.

 

  • Assignment:

    • Description: Loans are excluded if they have a selected assignment listed.

    • Selection: Loan Assignments

  • Assignment + Job Position:

    • Description: Loans are excluded if a selected assignment is filled by someone in a selected job position.

    • Selection: Loan Assignments

    • Combined With: Job Position

  • Branch:

    • Description: Loans are excluded if they are in a selected branch.

    • Selection: Company Branches

  • Broker:

    • Description: Loans are excluded if they have a selected broker.
